Selling a mobile home in Michigan quickly can be a real challenge. If your mobile home is in a mobile home park in Michigan, you may find it exceptionally hard to sell for a number of reasons.
If you are in a lease with the mobile home park, they will DEMAND to collect their full lot rent for the term of the lease before they will let you out of the lease. Mobile home parks are also in the business of collecting lot rent, so they have no real incentive to actually help you sell your mobile home. Ask yourself, “Why would the mobile home park want to help me sell my mobile home when I am paying lot rent and they have their own vacant mobile homes to sell?” Why would the mobile home park want to replace someone that is obligated to pay lot rent?
So while you may think you are getting great service, they may be using your mobile home to switch their buyers over to buying one of their vacant mobile homes, and they may even offer financing. This puts you at a serious disadvantage when trying to sell your mobile home in Michigan because you probably NEED all cash when you sell your mobile home!
Some mobile home parks in Michigan have actually implemented a “First Right of Refusal to Buy Mobile” strategy to make trying to sell a mobile home in Michigan even harder! This is typically a clause slipped into the lot lease agreement by the mobile home park. Many folks have signed these agreements without even knowing it! Essentially, the agreement states that if you want to sell your mobile home to anyone that does NOT intend to keep it in the mobile home park, then you must first get and bring that offer to the park, and allow them a chance to buy your mobile home. This is a TRAP! If you find yourself in this situation when selling your mobile home, DO NOT worry — just call Marc and we will get you out of the park!
